Buying a property

Buying a property can seem to be a complicated process. We have designed this 10 step guide to help you understand the whole process.

Step 1: Finances

Before you begin your property search, it is advisable to arrange you finances and, if required, have a mortgage agreed in principle. Our mortgage broker has access to the entire market as well as exclusive deals and rates to help find you the best mortgage available.

Step 3: Arrange your viewings

We work at times to suit you, offering viewings after work and at weekends. We recommend an early viewing to secure a property and are able to accompany you on viewings to answer any questions.

Step 5: Making an offer

Once you have found a suitable property we will put your offer forward to the seller. You may need to demonstrate that you are able to proceed by supplying evidence of your agreed mortgage. There are no legal obligations until contracts are signed.


Step 7: Conveyancing

Your solicitor will raise any enquiries on receipt of the draft contract from the seller's solicitor, request their own local searches and agree on a date for exchange of contracts.



Step 9: Exchange of contracts

Exchange of contracts occurs when all enquiries have been confirmed and agreed. Once the contract has been signed by both parties the deposit will be transferred from your solicitor to the seller's solicitor. The completion date is then mutually agreed.

Step 2: Find your property

Contact Ur-Place.com and register your property requirements. You will then receive a selection of properties that match your criteria. We can also keep you up-to-date via email and SMS when properties become available.

Step 4: Solicitor

It's a good idea to use a solicitor who knows the area you're moving to and specialises in conveyancing. We have a selection of tried and tested solicitors who we would be happy to recommend.


Step 6: Offer agreed

Once your offer is accepted we will prepare a memorandum of sale, write to all parties to confirm the agreed price and ask you to confirm your solicitor's and mortgage broker's details. You will also need to instruct your solicitor to proceed with the conveyancing process and your mortgage broker to proceed with your application.

Step 8: Survey and mortgage offer

The mortgage lender will instruct a surveyor to identify any structural problems and advise on the property's value. Once the valuation report is received, a formal mortgage offer will be sent to you and your solicitor which you will need to sign.

Step 10: Completion

This is when funds have been transferred. The keys will be released when the money has cleared in the seller's account.
