**TENANTS WAITING**

Rent We will be pleased to call to advise you on the market rent for your property. Rents are payable by the tenant monthly to our client account, you will be paid direct from this account.

Deposit We collect a deposit from the tenant to safeguard against damage. All deposits taken by Ur-Place.com will be protected by The Deposit Protection Service (The DPS) in accordance with the Terms and Conditions of The DPS. The Terms and Conditions and ADR rules governing the protection of the deposit, including the repayment process can be found at www.depositprotection.com. The Deposit Protection Service, The Pavillions, Bridgewater Road, Bristol, BS99 6AA.  Dedicated helpline 0870 7071 707. At the end of the tenancy we will inspect the property and the costs of any work attributed to the tenant will be deducted from the deposit

Tenant We will find a suitable tenant for your property and take up references and carry out credit checks.

Tenancy Agreement We will prepare a legal agreement under current legislation. In general this will be for a period of not less than 6 months and then renewable on a month to month basis. This gives you the flexibility to re-occupy the property after giving the tenant two month's notice to quit. Similarly the tenant may terminate after the initial period by giving at least one month's notice.
Rates and Services The payment of water rates, council tax, gas, electricity and telephone bills are generally the responsibility of the tenants.
Repairs You are responsible for all repairs to the property with the exception of window glass or other breakages caused by the tenants. Small repairs can be carried out by our contractors, or ones nominated by you, and their charges deducted from your account. We will always ask for instructions before commencing any repairs.
Tax From the total rent received in a tax year you can normally deduct, for tax purposes, the following:
  • Our fees
  • Fair wear and tear & repair costs.
  • 10% of rent for depreciation, if furnished or part furnished.
  • Interest paid to the Building Society or Mortgage Company.
  • Insurance premiums.
  • You then pay tax on the remainder of the rent.
Insurance We provide information and help on rent and legal protection insurance, house building insurance and home contents insurance, all of which are important considerations when letting your home.
Fees for our all-inclusive Management Service Our fees for managing the property are negotiable depending on the number of properties you have. If you shop around, you'll find that we will be amongst the most competitive around. There are no upfront fees to pay whatsoever!  Our management service includes the following:
  1. Provide a FREE valuation
  2. Take interior & exterior photographs - using the latest in digital SLR photography
  3. Advertise your property extensively - see Why Ur-Place.com page for details
  4. Find you a suitable tenant
  5. Take up references and credit checks
  6. Draw up an assured shorthold tenancy agreement
  7. Take a Statement of Condition (or inventory)
  8. Provide information and help on insurance and tax matters.
  9. Collect the rent each month and pay you via direct bank transfer (less our commission)
  10. Make regular inspections of the property and advise you all is in order
  11. Advise on any repairs that are necessary

Fees for our LET ONLY service We also provide a tenant finding only service where full management is not required, this is a good option if you live local to the property you are letting. If you want to manage your own property, we offer the same service as above up to stage 8 and once again our fees are negotiable (payable from the first months rent).
