
Client Money Protect is a Government Authorised membership scheme for lettings and property agents in the UK to protect the client money such as rents and deposits received.
If your agent has CMP membership then you can rest assure that your money is protected and the agent is compliant with the current legislation.
It is a legal requirement for letting agents to join a Client Money Protection Scheme for the benefit of their clients, typically landlords and tenants, to safeguard money they hold on their clients' behalf.
No Obligation Property Appraisal - Our staff will visit the property and evaluate the potential rental value and discuss your requirements.
Marketing - Design and preparation of property details including photographs and get your property added to our website as well as the leading national sites.
Tenant Selection & viewings - We will arrange and accompany viewings for prospective tenants.
Tenant Referencing - Extensive tenant vetting which will include:
Tenancy Agreement - Preparation of the tenancy agreement and renewing the agreement where necessary at the end of the term. (Renewal subject to additional fees). We will also arrange the handing over of keys if required.
Deposit & First Rent - We will collect the deposit and first months rent prior to the move in, and this is then forwarded to the landlord - minus our agreed fees.
Our Fully Managed Service includes all of the services in the above packages with the addition of:
Deposit Registration - Deposit is collected and registered with The Deposit Protection Service (DPS).
Rent Collection - We will collect the rent on your behalf and provide you with a detailed monthly statement. We hold a separate Client Account for payments and we belong to a Clients Money Protection Scheme.
Maintenance
Inspections - We attend and regularly inspect our properties to ensure they are being looked after and kept in a good state. This also helps us build very good relations with our tenants.
Utilities - Water and council tax into the tenant's name and to arrange for the closing accounts to be sent directly to you for settlement. This does not include the transfer of the telephone, cable or satellite systems.
Legal - Use reasonable endeavours to advise the landlord if any tenant is in breach of any terms of the lease and/or any relevant laws. Advise the landlord when notices should be served and serve such notices required by law in respect of the premises, unless service is required by a solicitor.
Certificates - We can arrange or renew annual safety certifications for gas installation, as well as arrange for EPC certificates and Electrical Installation Condition Report certificates to be completed. (subject to additional fees)
We also offer a service which allows landlords the option of using our portals to advertise their property on the major property sites. Landlords will be able to conduct their own viewings and go with tenants they are most comfortable with.
